2. Role of Pines & Palms Retreats
Pines & Palms Retreats organises and supports holiday accommodation rentals. Depending on the property and booking channel, a booking may be made directly with us or through external platforms such as Airbnb, Booking.com or similar providers. For bookings through external platforms, the contractual, payment and cancellation terms shown there apply additionally and take precedence.
3. Enquiry, reservation and contract
The presentation of properties, images, availability and prices on this website is non-binding and does not constitute a legally binding offer. A contract is formed only when a booking has been expressly confirmed or completed through an external platform under that platform's rules.
4. Prices, payment and deposit
The prices and payment terms stated in the booking confirmation, individual offer or relevant booking platform apply. Any deposit, advance payment or security is governed by the relevant booking confirmation or platform information.
5. Cancellation and changes
Cancellations and changes are governed by the terms agreed for the specific booking. For external platform bookings, the cancellation rules stored there apply. For direct bookings, the individually confirmed terms apply.
6. Arrival, departure and use of the property
Arrival and departure times, access details, house rules and property-specific information are provided before or with the booking confirmation. Guests must treat the property, inventory, neighbours and shared areas carefully and respectfully.
7. Guest obligations
Damage, defects or disruptions must be reported without delay so that they can be clarified quickly. The property may only be used by the agreed number of guests. Pets, events, commercial use or subletting are permitted only if expressly confirmed.
8. Availability and calendar data
Availability may be synchronised technically through calendar imports or external platforms. Despite careful maintenance, delays or discrepancies may occur. The express booking confirmation is decisive.
9. Liability
We are liable for damages in accordance with statutory provisions. For simple negligence, we are liable only for breaches of essential contractual duties; in that case liability is limited to foreseeable, typical contractual damage. Liability for life, body, health, intent and gross negligence remains unaffected.
